We have prepared Impact Studies for clients for zoning hearings and other purposes to determine if there is a diminution of value to the property or other nearby properties. Some examples of impact studies we have provided to private clients and government agencies include:

City of Cleveland (2020) – Study to clarify issues found in the City of Cleveland residential real estate market. Including a detailed assessment regard the unique challenges or considerations that an appraiser typically experiences in urban housing markets that may differ from suburban housing markets with recommendations to the City for systemic changes.

City of Pepper Pike (2019 & 2022) – Impact Studies of the effect of sanitary sewers vs. septic systems on residential property values for an Assessment Equalization Board hearing.

Redwood Living (2019) – Land Use Study in Auburn Township, Ohio for a zoning hearing.

Otero Homes (2019) – Impact Study on the effect of small commercial development on abutting residential properties

GBX, Inc. (2018) – National study on the impact of Historic Preservation & Historic Façade Easements on commercial property values. Properties studied in San Francisco, New Orleans, Denver, Pittsburg & Cleveland

Omni Development (2015) – Impact Study on the effect of an ICE Detention facility on residential property values across I-480 for a zoning hearing in the City of Brooklyn, Ohio.

Installed Building Products (2012) – Impact Study on the effect of an Electronic Billboard on residential property values for a zoning hearing in the City of Brunswick.

ODOT (2001) - Impact Study on the effect of increased road proximity on residential property values.
